Site Selection Project
A major foreign owned automotive manufacturer was looking for a site for its first U.S. manufacturing facility. The expected investment was $1 billion, the facility size was one million square feet and the job creation was 3,000.
Challenge
The company was making a significant investment in the U.S. The potential areas for the location of this facility were the Midwest and the Southeast. The company had performed initial research on possible locations. They were on a fast track for choosing a site.
Solution
Ms. McIntosh led the site selection team. The project started with 55 sites in 10 states and took approximately 18 months. The site selection team looked at all aspects of the location decision including environmental concerns, permitting, labor force, climate, natural disasters, financial, tax, logistics, business environment, and other site specific matters.
Additionally, Ms. McIntosh assisted in the development of strategy for obtaining government and private incentives for the project. She also assisted in the incentive negotiations. The project locations were narrowed down to a short list and then to two sites in two different states.
Results
More than $350 million in incentives including:
- Property tax abatement
- Sales tax abatement
- Cash training funds
- In-kind training and recruiting assistance
- 1500 acres of land
- Fast-track permitting
- Interstate interchanges
- Water, sewer, electric and gas infrastructure
- Rail infrastructure
